Champaign County Realty Property Management LLC has been providing property management services in the Central Illinois area since 1988. We have experience managing single family homes, duplex, 4-plexes, apartment buildings, condos, and townhomes.
Property owners enjoy being ‘hands-off’ owners when they enlist management services from Champaign County Realty Property Management, LLC. Our services include:
Property Preparation- We walk through the property, with or without you, we confirm that the property is in good condition and ready to rent. We base this condition assessment on our ‘minimum property requirements.’ During this visit, we also collect all necessary information to determine a market rent price. We will discuss some required and optional improvements to secure a higher rent price. Our goal is to make sure your property is well presented to solicit good quality tenants. This will also help document the initial, base-line, move-in condition.
Advertising/Marketing- We handle all advertising aspects of your rental. This may include, but is not limited to professional photography, Champaign County Realty Property Management, LLC website, Zillow, Trulia, Hotpads, Zumper, Champaign County Realty Property Management, LLC Facebook page, and yard signs. We will procure excellent exposure results upon listing your property for rent.
Complete Screening- Champaign County Realty Property Management, LLC believes that the key to success is up-front tenant screening to avoid lengthy and costly eviction or collection processes. We do an extensive background search on all interested prospects who are interested in renting your property. This screening process includes: Credit check, income verification, employment verification, current/previous landlord references, and a criminal background search. Once we compile this information, we determine what a reasonable deposit would be for this applicant. Our minimum deposit is equivalent to 1 month rent, and our maximum deposit is usually a 3x deposit. We generally will rent to anyone with an increased deposit if their financial situation warrants additional protection.
Maintenance- We provide 24/7 maintenance. Maintenance costs are not marked up and there is no additional fee for coordinating maintenance. Maintenance for urgent items is generally dispatched upon receipt of the maintenance request, and completed in as little as 90 minutes. Most maintenance is completed within 24 hours- unless parts need to be ordered.
Statements & Proceeds- We strive to get your rental proceeds to you as quickly as possible. This is why Champaign County Realty Property Management, LLC provides you with your detailed monthly owner statement and an electronic transfer of your proceeds directly into a bank account of your choice by the 10th day of the month. This is assuming all rent is paid by the 1st of the month.
Periodic walk through- We perform a walk-through of the property periodically. This typically happens 3-4 months after the tenants have moved in, and 3-4 months prior to the lease termination date. This provides us and you with a clear understanding of the property’s current condition and any maintenance or housekeeping concerns. We also document the condition or maintenance concerns with photos which are provided to you.
Leasehold Exemptions- Champaign County allows for a leasehold tax exemption which is similar to the homestead exemption that is offered to owner occupants. This is a discount on your annual real estate taxes. In order to qualify for this tax savings, a paragraph must be included in the lease and the owner and tenants must sign an exemption form. We facilitate this tax savings as part of our standard management services.
Routine Preventative Maintenance- We have contracts with local service providers to offer services at a discounted rate. This includes our fall and Spring HVAC check-ups. We have a reputable HVAC service provider service and clean furnaces in the fall, and air conditioners in the spring. This also includes replacement of the furnace filter (both in the fall and spring), test smoke detectors, carbon monoxide detectors, water heaters, and replace batteries or devices when necessary to comply with leasing and municipality laws.
Move-out/Security Deposit Return/Turn-Over- Champaign County Realty Property Management, LLC will handle this entire process seamlessly. As soon as a tenant vacates a property, we will walk through and document the condition. Any repairs or cleaning that is needed will be assigned right away. We will provide a Security Deposit Return Statement to you which will show any unpaid bills the tenant has, any repairs or cleaning expense, and the total amount that is due back to the tenant. We make sure the property is properly prepared for the incoming tenant.
Urbana Requirements: Champaign County Realty Property Management, LLC completes all the required paperwork and inspections for the City of Urbana. This includes the yearly Rental Registration, as well as the systematic property inspection process.
- Central Illinois runs on an August to July leasing cycle. We will attempt to make sure that we get your property, or keep your property on this cycle whenever possible.
- We contact all qualifying tenants in January to solicit a lease renewal for August. We allow our tenants until March 1st to decide if they would like to renew. If we do not have a renewed lease by March 1st, we will start advertising and showing the property for the upcoming available term in August.
- We have a minimum income requirement of two times the monthly rent of a property.
- We require a prospective tenant fill out a rental application prior to scheduling a showing of your property. This allows us to pre-screen their income to ensure they qualify for the property.
- Generally, a credit score under a 600 will require a double deposit. A credit score under 550 will require a triple deposit.
- We do not have a grace period for when rent is due. Rent is due by 5:00 PM CST on the 1st of every month. If the first falls on a Saturday or Sunday, rent is due by 5:00 PM CST on the preceding business day.
- We do not allow co-signers. If someone wants to co-sign, they are on the lease the same as any other tenant and are equally responsible financially and for the condition of the property.
